Steps involved in moving

For most of us moving home is one of the biggest financial and emotional transaction you are likely to experience. Dealing with the selling process, including solicitors, surveyors, mortgage lenders can be a daunting prospect.

At Machin Lane we have years of experience and are here to personally help you through this process, making the sale as smooth as possible.

The Moving Process

  • The Valuation +

    When you are ready to sell your home, the aim is to obtain the best possible price in the shortest possible time. Since 1990, we have maintained focus on Rochester and the Medway Towns, giving us an extensive knowledge and experience of property values in the area.
  • The Estate Agent +

    Once your home is valued, you will then need to decide which Estate Agent to appoint. You must feel confident in the agent to achieve your expected successful sale, with the process being as smooth and stress free as possible.
  • Your Home +

    When we receive instructions, we will re-visit your home to take photos and draw a floor plan to create our property particulars. Once approved by you the property will be ready for marketing and be placed with our online property portals.

    An Energy Performance Certificate is required for every home, except Listed homes, we can arrange this via our independent Energy Assessor.

    Presentation of your home is very important with first impressions being key! It is advantageous to finish those small DIY touches you have been meaning to do, de-clutter those rooms or cut the grass. We can offer advice to get it ready for marketing.
  • Marketing +

    Once your property particulars are completed we can proceed with the marketing through our wide range of media tools. Our experienced team will work hard to ensure our listed buyers are fully informed about your home via telephone, email, mail and SMS.

    Our property particulars are in full colour, have floor plans, the energy performance rating and with internal and external digital photographs. Our up to date website will have your home shown in full colour with interactive location maps and local information.

    All our properties are uploaded to national portals such as Rightmove, Primelocation and Zoopla. We also have regular local press advertising.

  • Viewings +

    You are now ready for viewings. Buyers will want to see your home at least once, we are willing to do accompanied viewings for all properties, particularly if you are not confident or happy showing people your home. We will always speak with you to arrange a suitable appointment for all parties. If you are not available to do viewings we will hold a key and accompany all viewers in your absence.
  • Offers +

    We will speak with you concerning all offers received for you home. We will be negotiating on your behalf to obtain the best offer available. Any offers will be checked before proceeding to an acceptance, the financial ability of the buyer and with a linked sale, an up to date position of the chain.
  • Agree to an Offer +

    Once an agreement is made to an offer we will confirm to both parties and their solicitors details of the sale, including our full sales memorandum.

    We are able to provide detailed quotations from local solicitors if you do not have one already acting on your behalf.
  • Sales progress +

    We are here to be informed how the sale of your home is proceeding. Your solicitor will carry out the process of conveyancing, whilst this is proceeding if your buyer requires a mortgage there will be a survey carried out on your house and various financial checks done by the lender.

    We are in a position to be the link between you and your buyer, to keep in contact with the solicitors, the financial broker and keep all informed of progress throughout the transaction There will always be some queries during the sale, we will be available to negotiate the best results for you.
  • Exchange of Contracts +

    Exchange of contracts occurs when the solicitors have completed their enquiries, both parties have signed the contract, deposit paid and a completion date agreed (usually 2 week after an exchange). This formal exchange makes the contract and terms legally binding on both you and the buyer. Before an exchange takes place, you should be preparing the way for the move, by organising a removal company or arranging storage if needed.
  • Completion +

    The completion date is the point when the balance of monies is transferred to your solicitor from the buyer’s solicitor and the property legally changes hands.
