An Energy Performance Certificate (EPC) is a report on the energy performance of a property, and is a mandatory requirement for properties being rented or marketed for sale. The EPC includes the energy rating, measuring the overall efficiency of the property on a scale of A to G. The report also shows the potential energy rating should the recommended improvements be implemented.

What is an EPC?
An EPC or energy performance certificate shows the energy efficiency and impact the property has on the environment, an example can be seen below. The property is given a rating between A and G (similar to those found on domestic appliances) with A being the most energy efficient, it also contains recommendations for what can be done to improve the rating.
Why do I need an EPC?
To be able to sell your property you are required by law to have an up-to-date energy performance certificate.
Selling : you need to provide one for potential buyers
Renting: if you are renting a property new tenants need to be given an EPC
Building: all new properties need to have an EPC
How long is an EPC valid for?
An energy performance certificate is valid for a period of ten years, once it has expired you will need to have another assessment in order to sell or rent your property.
